The question I get at this time of year is, should I continue marketing to motivated sellers during the holidays?
Yes! You should keep marketing to motivated sellers during the holidays. This is how you keep your pipeline full of leads after the holidays.
There is One Exception….
There is only one group that I skip during Christmas and that's probates.
When it comes to probates, this first holiday without their loved one is tough in most cases. I stop marketing to this niche after the 1st week in December until the end of January. I have found it to be a very stressful time for everyone involved and a complete waste of money on my part. Read the rest of this entry →

Do you have a coach? If you don’t, I have to ask you a question. Why not?
The best investment you can make in yourself and your business is to invest in coaching. Did you know that “coaches even have coaches”? It’s true.
Almost all of the biggest earners in our business have at least one coach – sometimes two as long as they are trying to grow their business.
Do you know why? It’s because you can shave years off your learning curve with a coach no matter what level you are at.
The coach a beginner has will be teaching very different things than someone that has an investor student that has done some deals. As you get to a more advanced stage in your business, you will need a coach that can teach you more advanced strategies.

YES YOU DO!
Recently I was asked to do an interview with my friend and fellow real estate investor Al Jones. Al is a minister as well as a real estate investor in Orlando, Florida. It was great getting to spend some time talking real estate with Al, and also hearing about his business and some of the challenges he faces.
One of the things we talked about, was that many of the women he knows just don't believe they can do this business. That is not simply true! He says that they lack the basic confidence to even begin. I believe that we have all known that kind of fear at sometime in our life.
So what separates the ones who ultimately succeed from the rest?
I think it all boils down to one thing; “We feel the fear but do it anyway”. You have to be willing to walk through the fire and know that you will come out on the other side. If your confidence needs a boost, check out this article “Success Is A State of Mind” after watching the interview.
So how do you do that?
I believe that it comes down to three main things:
- First of all, you have to get some education, and you can get if without spending a lot of money. You can get books and DVD's at the library. There also are a wealth of blogs like this one and sites like BiggerPockets.com where you can get a great education completely free. Become a “life long learner”.
- Secondly, you need to find a mentor; someone that can help you when the paralyzing fear sets in. One of the best places to find a mentor is at your local REIA (Real Estate Investors Association). Just look online for a list of all of the real estate clubs in your area.
- Finally, you absolutely must take action. Nothing will happen if you don't take consistent, focused action. Just take baby steps toward your goal, and you will get there. Read the rest of this entry →
