dangerous dogThere has been an ongoing discussion between landlords for as long as I can remember about whether or not to allow pets in your rental properties. There are plenty of folks on each side of the argument.

In the state of Kentucky, we had a law passed in June of 2012 that is a real game changer. What do I mean by this?  Our new law says that under some situations, property owners can be held responsible if one of their tenants has a dangerous dog that bites someone.

I know that Kentucky is not the only state that has passed similar laws. The question I have for you, is do you know what the current laws are in your state regarding your potential liability where your tenant’s pets are concerned?  If your state is one that has the new “dog bite law”, you can find yourself with huge fines even if you didn’t know that there was a dog on the premises.
