    • Hi Ladonna – The first place to start is with education. Read blogs and listen to podcasts like this one all for free. You should also join your local REIA and go to every meeting. That’s where you will make connections and find help right there in your area. You will need to know how to make offers on deals, how to find deals and how to write a contract to start. I hope this was help.

  10. Sharon, are you using for your probate leads? I spoke to someone and mentioned your name regarding letters and how you write yours and she said they work with you. Not meaning to stir anything up I just want to confirm they are a good source. There probate leads are really a pre probate lead. So typical info isn’t available which concerns me some. At the same time if your able to reach someone in the months prior to entering probate maybe that is an advantage?? So they were telling me. Let me know your thoughts. Thanks.Steve McDougal

    Sharon, I’m starting my real estate business and am really interested in Probate (thanks to you). I am in Ohio. I had a lawyer tell me that in our county, there is a restriction on how much the court will let a property sell for. (No more than 80% of a court appointed appraisal). This seems to me to be a very large impediment to making a profit. I’m curious if you have faced this kind of restriction in Kentucky and how you may have overcome it.

    • We don’t have those restrictions. Do you mean no less than 80%?

      I think that if you take a list of repairs that exceed that formula they can’t possibly make that the rule. Do you belong to your REIA? They would probably have more info on that.

    Sharon – Several months ago you were kind enough to send me your probate and absentee letters. On the webinar a couple of days ago, you mentioned using postcards for the follow-up marketing campaign. That sounds like an excellent idea for volume mailings that are cost effective. (Currently it costs me about $1.14 to have letters printed, hand signed, and mailed with the new postage rates.) Would you please send me an example of the postcards you use? Thanks.
    Also, I very much agree with the need for a database to track contacts. Right now I am struggling with ACT which is complicated seems designed for very large businesses and databases. Do you have a recommendation on a useful but more user friendly database program? Thanks.

    • Bob – I only use white letters for probates with hand addressed envelopes. I print them right from my database and have a girl fold, stuff and hand address them for about $11 per hundred. I don’t use PC’s for probates.

      I do use them for absentee owners. They cost less than 50c. I use for my postcards. (Don’t use yellow letters. They are tacky and you only get calls from non motivated sellers). They can also get your list for you. Go over to their site. My affiliate code will save you 15%on your fist mailing. It is vornholt5.

      I use the over-sized postcard with a lot of black on it. Their prices are great and they will do the entire mailing for you. It is I think a $29 fee. All you do is make a call and your AO mailing is done.

      My friend Scott Costello has a free DB, but I haven’t used it. You can get that at I am also looking at something else that I will be reporting on.
