Today for my latest episode of “Makeover Monday – Baby Steps to Success” I wanted to talk about the broad topic of marketing, and specifically the two very different marketing strategies; targeted marketing and shotgun marketing.

There has always been a great debate among real estate investors about whether to find a house to wholesale and then try to rustle up a buyer, or whether to build a buyer's list before you find that first deal. Seasoned real estate investors all seem to have a different opinion on this subject.
I personally think that if you spend a year or two trying to build your buyer's list before you snag your first property, it can become an excuse that prevents you from taking that leap from standing on the sidelines, to actually investing in real estate.
I can tell you that's what I did. I found my first house before I had a strong buyer's list, and I went directly to my REIA group to find a buyer. If you haven't already started building your buyer's list, don't let that stop you from finding your first deal. If it's really a good deal, I can promise you that you will find a buyer. That doesn't mean you shouldn't be building your buyer's list right from day one.

I have a lot of different types of buyers on my buyer’s list. They have come to me from a variety of different sources. Some of my best people I met at my local REIA group. I found a couple of quality rehabbers for my buyer’s list from BiggerPockets. Yet others have come from sources like bandit signs, Craiglist and finally, from old fashioned networking. Like most real estate investors and especially wholesalers, having a good solid buyer’s list is essential to my business.

I've Really Messed Up This Time
I did a post recently for another site that was actually a case study of “How to really screw up on your first deal and come out OK in the end”.
I was acquainted with this couple, but didn’t really know them that well. They were brand new and had recently bought their first deal which was a package of 3 houses. Unfortunately, they and had just been smacked in the face with the realization that they failed to do proper due diligence. Actually, they didn’t do any due diligence. The were pretty desperate when I talked with them.
