One thing that sets entrepreneurs apart from most other folks is that they are like sponges. They just can't get enough information. We read books, listen to webinars, and find other ways to learn when most folks are kicked back watching TV every evening.
I have been in business for a long time, but I learn something new just about every day. Some of the people that you will learn from the most are those folks that are in the same business you are in. Today I was reading a post by Terry Sprouse on his blog “Fix ‘Em Up Rent ‘Em Out” that I wanted to share with you.
I met Terry some time ago, and I am proud to call him a friend. He is a laid back kind of guy, so it was really no surprise when I read his article which included a letter he sends out to tenants that need a little “responsibility tune up”. Terry prefers to send out this type of note when a concern or problem needs to be addressed rather than to blindside them with a phone call where they would likely get defensive.
I really like the way he communicates with his tenants, so I thought I would share it with you.

Date: November 5, 20xx To: xxxx and xxxx Location: 2551 N. Banyon Blvd. Re: Yard workThis is just a friendly reminder that the front yard looks like might need a little maintenance. I noticed that the weeds were starting to take over the yard a little.
If you could tidy it up a bit, I’d appreciate it. If you need a weed wacker just let me know. I’d be happy to loan you one.
I’m very grateful to have you as tenants. You have been really great about taking caring of the property.
If anything comes up where you need any help with repairs or anything else, please don’t hesitate to contact me.
