Today's show is last part in my 4 part series on probate investing, and the topic is a quick overview of marketing to probates.  This is an important part of the process when it comes to making money in this very lucrative real estate investing niche.  Marketing is an integral part of any investing strategy, but it's especially important with probates. People have to know about you (marketing) before than can choose YOU to work with (branding).

Since probates are off market deals that means you have a huge opportunity to help this particular group of motivated sellers.  They have a problem. They have inherited a property (sometimes multiple properties), and in most cases, they don't want the property. Read the rest of this entry →

What’s Wrong With Me? I Just Can’t Seem To Get Started.

This post is going to be short today, because this topic is really easy to cover. It’s sometimes hard to implement, but the solution to the problem is an easy one to figure out.

Here’s the million dollar question:  “What can I do to finally move past fear and procrastination and get started”?

 

Get Over Your Excuses and Throw Out the Mile Long To Do List

I have heard more excuses this week than I have heard in a long time from people that can’t seem to just get started in real estate investing.  They have to wait until the stars are “perfectly aligned” to begin. You know; reasons like these:

  • I haven’t decided on a logo
  • I need to decide whether or not to set up an LLC
  • I have to research what color postcard to use – yellow or green
  • I don’t have a good picture to use in my marketing
  • I can’t figure out whether to use white or colored envelopes for my mailing
  • I’m not sure what area to target for my buy and holds
  • I’ll get started as soon as I decide whether to just use my name or have company me
  •  I have another course I have to complete, and then I will be ready

I can probably list at least a dozen more of these reasons why folks say they just can’t seem to get started; reasons they just can’t take those first steps.   But if you will take a close look at the list you will notice that none of these things are essential for getting started in real estate investing.  They are details that can be figured out along the way.  The world won’t come crashing down because the color of your envelope is wrong.  Not having a logo will have absolutely no impact on your business.

Tips for Using Google Voice and Google+ Hangouts in Your Business

Everyone loves technology that makes running our businesses easier, and I have two free tools to tell you about today. They are Google Voice and Google+ Hangouts.

 

Google Voice

Google Voice has so many features that make this free a winner.  Even though you have a dedicated business line for your company, there are so many advantages to using Google Voice you will definitely want to check this out.

Here are just a few of the things you will learn about in this article:

  • Setting up custom greetings and rings for your business and for your friends
  • The ability to have calls that are routed through Google Voice to ring only your cell phone, your home or business phone or a combination of multiple phones
  • Your ability to screen your calls while people are still leaving a voicemail
  • How you can use this service to respond by text message to a phone call

 

Google+ Hangouts

If you are still sitting on the sidelines when it comes to using video in your business, this is a way to get started once again without any cost.  One unique thing about Google+ Hangouts is that with this service you can do live stream meetings and record them at the same time. You can also use Google+ Hangouts to do other types of video recordings.

Here are just 4 ways you can use Google+ Hangouts in your business:

  • Conference calls with people that work for you such as contractors and vendors
  • Mastermind Calls
  • Brainstorming with other real estate investors or your accountability partner
  • Coaching/Mentoring Calls

Slow and Steady Wins the Race

We are all guilty of this at times; looking for a short cut or the “easy button”.  And in most caes, it doesn't take us very long to figure out that there really are no shortcuts.

If we are to be successful not only in real estate but in just about any venture we take on,  there is going to be some hard work involved. Success doesn't happen overnight.  There will also be times that we inevitabily want to throw in the towel. It's times like this that we need two things:

  • A little time to have our very own “pity party”, and enough courage to pick ourselves back up and move on.
  • A good friend or mentor that loves us enough to give us a “kick in the butt” when we need it.

 

Getting Started
