Did you ever wonder how those folks that have already managed to “Escape the 9 to 5” did it? I know I have!
This is the first video interview in my brand new series called, “Escaping the 9 to 5; How I Did It”. These interviews are perfect for folks that are still trying to escape that J.O.B. which we all know stands for “just over broke”. For anyone that has already left that job behind and is traveling down the path of entrepreneurship, you are going to really enjoy hearing how other folks did it.
You will find out that for some people it was a very calculated move. They had a plan and they worked the plan before quitting their job. Other folks may have been working their “escape plan” when they suddenly lost their job and were forced to dive right into a business. There are many different stories and each one of them contains things that will help individuals on this path whether by choice or by circumstances.

My first interview is with my friend and fellow real estate investor Mitch Stephen from San Antonio, Texas. Mitch is the author of the book “My Life & 1000 Houses; Falling Forward to Financial Freedom”. He is also an award winning songwriter, and is a much sought after speaker for real estate groups across the country. I had the opportunity to do an audio interview with Mitch a while back for my blog, so I was really excited to get to spend some time with him again while doing this video interview.

The SAFE Act of 2008 is a Federal Law so that stands as far as I know. I am really not familiar with the other bill. It is my understanding that Mitch has a licensed mortgage person on his team that he goes through. You can ask him via his website.

I’m just wondering if the Dodd-Frank Bill of 2010 Supersedes the SAFE Act? Also, If SAFE Act permits investor to investor financing, How does Mitch handle the “Owner Financing” Part of it?
I never really paid much attention to this dood-frank bill until I started researching owner financing as a very viable strategy

There are rules about that. I have some posts here about the “Safe Act of 2008” that pertain to seller financing. You can seller finance investor to investor that’s fine. But there are strict rules when it comes to investor financing a homeowner. Look up the posts here for the specifics. No one even knew about the SAFE Act until a couple of years ago.

I was just reading some excerpts from the Dodd-Frank Bill, and it seems to make owner financing illegal and even a felony. How does one manage this “issue” if one wants to Use Owner Financing as RE Strategy?
