Building Better Lists
Today the topic is on building better lists for your direct mail campaigns. For those of us that use direct mail in our businesses, we have come to know that the results you get from your direct mail campaign will depend on several factors. There are 4 essential parts to every direct mail campaign, and if any one of these is missing or is not quite right you won’t get the desired results from your efforts.
The 4 essential components are:
- The list
- The mail piece
- The message
- The mailing (the campaign)
It doesn’t really matter of your message is great or which type of mail piece you send if you are sending it to a bad list. Let's talk about building better lists.

How It Makes You Money
If you are using direct mail in your real estate business, you have to have a system for keeping track of your contacts and printing your direct mail. Starting out with a database right from the beginning, will save you so much time down the road. It will also make it much easier to keep your direct mail campaigns on track which will directly impact your income in a positive way.

As everyone knows, I love direct mail when it comes to marketing to motivated sellers. I use most of the other types of lead generation types as well, but direct mail has never let me down. It has always been a big part of my business.
There is no doubt that response rates go down if you mail to close to the holidays in December. I usually send out a direct mail campaign at the very beginning of the month, and then I hold off mailing again until about the middle of January. This typically brings me a good response from my direct mail campaigns.
What the heck happened?
This year was different. I got a terrible response in from my January mailing!

My belief is that it's “not really when they first say no.” I prefer to think of that first no as “not right now.” I never take a seller off my list just because they have said no to my offer.
