One big challenge for real estate investors that don't have access to the MLS is getting accurate comps for a property. I was pretty excited recently when I heard about a free service called Find Comps Now. This seemed almost too good to be true; a place to get comps at no cost.
For the past couple of days, I have been playing around with Find Comps Now and I have to to tell you, I was disappointed. It would seem that this site would pull relevant information from public records, but I have found it to be lacking in detail. There is a lot of missing data and I'm still unclear about how it finds cash buyers and private lenders.
It does however give you sale prices for homes. One big drawback is you don't have information in front of you that allows you to compare things like bedrooms and baths and other important statistics. But… if you don't have access to the MLS this is another tool for you.

thanks so much for your continued information stream I’m new to Louisville and want to start investing in real estate. With little money I think wholesaling is where I want to start. From what I’ve read I’m very excited about probate investing. Is there anyway to have va,s find probate homes online in Louisville? If not what tips do you have for identifying cases that involve real estate in the newspaper or searching files at the court house?
Probates are published in the newspaper here or you can get them at the courthouse. It would probably be easier for someone starting out with another niche like absentee owners while you learn. Our investor meeting is the 4th Thursday of the month. KREIA.com for info.
There will be an address for the deceased. You have to look each address on the PVA / Tax Assessor’s Site.
