From Engineer to Buy-and-Hold Real Estate Investor with 150 Properties

My guest today is Rahul Visal from National RE Invest, and the topic is transitioning from engineer to buy-and-hold real estate investor.  Rahul was born and raised in India and is an engineer by trade.  Before becoming a full-time real estate investor, he had a successful career at companies like Boeing and Caterpillar.  Rahul has 3 US patents for his innovative and creative designs, however, he knew that even that didn’t guarantee him job security.

At the age of 40, Rahul walked away from his corporate job when his rental portfolio reached 15 single-family houses. Today, he has over 150 single-family homes.

Show Notes:

Here is some of what we talked about:

  • How Rahul transitioned from engineer to buy-and-hold investor and build a large portfolio of rental properties (150+)
  • His original plan: buy two properties, hold them long term, then sell them to pay for college for his two sons down the road
  • Getting started: his first deal
  • Why having the right mentor changed everything for Rahul
  • The reason knowing your numbers means you can make money in any market
  • Finding deals in a tough seller’s market
  • Why you shouldn’t quit your day job right away even if you’re doing well
  • The benefits of using all your rental income to pay off your properties rather than living off that income
  • Why he doesn’t like flipping
  • The 2-5-7 method
  • Is it necessary to pay off your debt before getting started?

About Rahul

from engineer to buy-and-hold-investorOriginally from India, Rahul is an ideal example of someone who comes to America to pursue their dreams. Arriving with no money, no connections, but a great education and a motive to pursue his dreams. Back home, Rahul grew up in a poor family, his parents did whatever they could do to get him the best education they could possibly afford. He always desired to be an entrepreneur just like his grandfather.  Rahul turned to a corporate career for stability, achieving great success working at companies like Boeing & Caterpillar. He was awarded 3 US patents while working with Caterpillar for his innovative and creative designs. Add something else making it go into the next paragraph.

Even though Rahul was an expert in his field, he was laid off from the job due to business restructuring, which changed his life forever. That event started making him look for an investment solution which will give him freedom from the corporate job. He tried different small businesses, but nothing worked out. In the hunt of finding true freedom, he met Andrew Holmes; coach, mentor, and now his business partner.

At the age of 40 when his portfolio was at 15 single-family houses, Rahul walked away from his corporate job to pursue his passion in real estate. His real estate investment career started with a very small goal of two houses to pay the education for his two kids. With the right knowledge, discipline and hard work he was able to grow his rental portfolio to over 150 single-family houses
