I have another interview today that you are going to love.
A few days ago I spent some time talking with an entrepreneur and fellow Kentuckian, James Vermillion. James is someone that I met on BiggerPockets a while back, and since he is from my home state, I was sure he was a real estate investor I wanted to get to know better.
The thing that is so unique about James, is the fact that he was able to invest in property in Kentucky (doing rehabs) while he was in the air force. James was stationed in California for 4 years, and was also deployed for a time. One thing that you will definitely learn from this interview, is that if you have a strong desire to succeed, you will find a way. You will also learn how you can leverage partnerships to grow your business, and what makes a partnership work.
James and his business partner both work full time jobs in addition to having a thriving real estate business in the Lexington, Kentucky area. I know you are going to like this story as much as I did.

I have been using direct mail marketing for 20 years now. I used it in my home inspection business, and I have been using it in my real estate business for almost 6 years. It is by far, my best source of leads.
Here’s the thing; you have to market consistently to the same list every month. This is no different than any other type of marketing or advertising. It takes a certain number of “touches” before people take your offer. The amount of deals you close will dramatically go up at the 5th contact and beyond. I have those statistics in one of my blog posts on direct mail. You will get calls and buy houses before that 5th contact, but this is when your results will begin to change. The reason it works so well is because you can have very targeted lists such as probates and absentee owners. You can also put parameters into your list such as the amount of equity you want, zip codes you want to exclude etc. Check out my blog post and my interview with Joy Gendusa from Postcardmania. You mentioned “a way to market yourself”. You definitely market yourself with this, but the real point of these mailings is to get motivated sellers to call you so you can buy their house.
