Why You Need a Written Marketing Plan

 

I think by now you know just how important it is for you to have a written marketing plan for your business.It’s not just important though.  It's really critical to your success.

Without a written marketing plan, one year from now you will almost certainly keep doing the same scattered activities, you’ll keep on getting the same dismal results and you will likely be right where you are today. Right?

So I have to ask you this … Is this what you really want?

If you are serious about building a business your answer has to be no.

Marketing isn’t rocket science. But there are some specific steps you have to take to create a marketing plan for your business that WORKS.   Here are some important facts.

 

Targeted Marketing

Targeted marketing will bring you much better results than “shotgun” marketing. Shotgun marketing is like throwing spaghetti at the wall and just seeing what sticks. There are a whole lot of investors that do that.  They try a little of this and a little of that without much success, but they just can't figure out what the problem is.

Your target market isn’t “everyone”.  Your marketing needs to be directed to a very specific type of person, and that is a motivated seller… not just anyone that” might sell some day”.

It also costs a whole lot less money for marketing activities when you have a clearly defined audience for your message.

You need a strategic plan for reaching these motivated sellers. First you need to get really clear on the group of folks your marketing is directed to. Who is your target audience?  Where do you find them? That is step one.

  • Are they probates?
  • Preforclosures?
  • Absentee owners?
  • Maybe it’s sellers on the MLS.

Once you know who you are targeting, then you need to be sure you have the right message and the right mail piece for your particular group of sellers.

 

Here’s an Example

You wouldn’t send the same message to someone facing foreclosure that you would to a person in charge of settling an estate.  The only thing those 2 groups of people have in common is that it’s an extremely emotional time for both of them. The message you have for an out of state absentee owner would be different than one that was a tired landlord.

The same thing is true when it comes to choosing a marketing piece.  One size doesn’t fit all.  letters are better for some folks, postcards foe others. Once you are clear your market, your message and your mail piece, you can create a marketing plan for your business. Here’s the thing; most folks just don’t know how to put their plan together.

If you want to create real momentum in your own business that will bring you a steady stream of leads month after month, you have to get each one of the pieces of the puzzle right.

Here’s the other thing …

You can have the best plan in the world, but if you don’t have a system for implementing your plan it just won’t get done.   I know that from experience. You need a system.
