It was always my biggest fear that they would realize that I had no clue what I was doing. I believed that I may as well have had a sign around my neck saying, “I haven’t done a single deal”.
In reality, I had done a handful of deals but I totally lacked confidence. I didn't feel confident talking to a motivated seller on the phone much less in person. So, how do you get on the phone with a seller when you are brand spanking new and sound like an intelligent, experienced investor? You do that with the help of a Property Information Form. It makes the whole idea so much easier.
My advice is to sit up straight, put a smile on your face and “fake it until you make it” where confidence is concerned. The property information form will help you get the conversation off to a good start, and that’s the important thing to keep in mind. Talking to a motivated seller should be an easygoing conversation. This form gives you a few prompts to help you move the conversation along. Even better, when you start off by asking the right questions, you can get the seller involved in the conversation right from the beginning.
